Our New Build Three-Tone Modern Farmhouse Style Kitchen

This three-tone modern farmhouse style kitchen in a new build home packs a ton of storage and function into a small footprint. 

For the last couple of weeks I’ve been sharing all kinds of details about our home cozied up for Fall, from our living room to our dining room, our front porch, and our back patio. What I haven’t really shared yet is our kitchen!  I’ve had a lot of readers and social media followers messaging me lately and asking me various questions about the new kitchen, so today I want to share a some details about our three-tone farmhouse style new build kitchen design as well as a peak at how I’ve styled it for Fall.

In our previous renovation, we went with an Ikea kitchen and had our contractor do most of the installation. For the new build, we didn’t feel that we had the time to tackle this project ourselves and by the time we paid our contractor to install an Ikea kitchen it would have ended up costing about as much as a custom kitchen did. So…we took the plunge and hired an amazing local company called Namor Cabinets & Millwork.

Going ‘custom’ meant I could get a lot more, well, “custom” in my design! Rob, the owner, was super receptive to all of my design ideas, and his team implemented them beautifully. We ended up doing a 3-tone kitchen design, with white perimeter cabinetry, a coloured island, and wood features in the crown, range hood, and open shelving.

I’ve gathered all sources for you at the bottom of the post, including some similar finds if I could not source the exact items.

We absolutely love how it came out! For quite a small footprint, this kitchen really packs some punch.

The back wall of cabinetry houses a full-sized counter-depth fridge, two pantry cabinets, a built-in microwave/convection oven combo, as well as a small bar fridge and serving area. I love the idea of placing all of the full height cabinetry on the one wall as it allows you to keep the rest of the space a bit more open and airy.

It’s hard to decide what is more of a feature in this kitchen. The custom built wood and white range hood? Or the Knoxville Gray kitchen island?

I love both… and also love those built-in shelves as they are perfect for adding fun and simple little seasonal touches. Namor custom cabinetry did a brilliant job on the custom wood shelves and wood toned crown moulding.

Since we opted to go custom with the cabinetry, we kept our costs down in a few other ways. I chose a farmhouse sink again because, well, I love them! I can’t imagine going any other way. I ordered this one through Costco for a very reasonable price. It’s a VIGO brand sink in a matte finish.

We also ordered our faucet through the Delta Store on Amazon. It’s the Delta Trinsic faucet in Champagne Gold. It’s nearly the exact same faucet as we used in our Forest house kitchen, except that we didn’t get the “touch” faucet this time around and I miss that feature! We went with the Delta Trinisic line in all our bathrooms, as well, just because I love the modern clean lines of it so much.

It pairs beautifully with the white quartz counters that have just a touch of speckly grey veining. They are not a ‘name brand’ quartz. They read nearly white, but have a very little bit of speckly grey veining that resembles the veining in Chantilly by Hanstone.

We also saved by sourcing appliances that we loved but that weren’t over the top expensive. As much as I drooled over the GE Cafe appliance line, I decided I just couldn’t make it work. So we selected some beautiful Kitchenaid brand appliances for the dishwasher and stove, and used our old faithful friend Fridgidaire for the fridge and the microwave/oven combo.

We ordered all of our light fixtures through Wayfair, and I sourced most of them during Black Friday sales.

For the backsplash, we selected a relatively inexpensive marble subway mosaic to add some extra warmth and colour variation to the space. I also like how the tile tones tie in with the natural stone on our fireplace. The stools are a simple and classic design that we have held onto for about 15 years now. We updated them by stripping and sanding them down to the natural wood and finishing with a matte wax finish. I shared the process in this post.

We had our cabinetry maker, Namor Cabinetry, design and build the wood mantel for us on our fireplace as well, so that it would flow and connect well with all of the open shelving and wood trim in our three tone kitchen.

The flooring throughout is called Saddlewood by Golden Select, and it’s a high quality LVP available through Costco. I shared all the details about it in this post.

I love how open our new kitchen is to our living space! Our new build footprint might not be enormous, like you see in some new build homes, but it is a comfortable, cozy, and welcoming space that we love spending time together in. And that’s the whole point, right?!

    And the island color is Knoxville Gray? Is that a Benjamin Moore paint?

    1. Hello, the stain is Old Masters (brand) in Aged Oak. The island color is Knoxville Gray – which is a Benjamin Moore colour. Hope that helps!

      The ceilings are standard white ceiling paint. The walls are Benjamin Moore Chantilly Lace. Hope that helps!

      Yes! Our island is just over 6′ by 3′. The microwave is Frigidaire Professional Microwave/Convection Oven combo so it also acts as a convection oven to cook/bake smaller dishes like pizzas or casseroles etc.

  2. This is one of the most helpful articles I’ve seen on designing a great kitchen on a budget with custom features. Thank you! I’m getting ready to build a 1500 sq ft home on a budget. Thus, I’m attempting to design on my own home. Would you consider letting me know the dimensions of your living/family room off the kitchen and how high are your ceilings? Everything looks quite spacious enough but not over the top like I’m seeing in multimillion dollar builds on Instagram.

    1. Hello Barbara, sorry for my delay – we were away on holiday. Our ceilings peak at 14′ in the vault, but are 9′ throughout the main floor. The size of our great room is about 15 x 17. It’s 15′ from the fireplace wall to the where the kitchen/island starts. It’s then about 17′ from the back patio doors to where the vaulting stops and the ceiling changes for the dining room. Our room sizes are comfortable but not over the top large, for sure – we needed to fit within a specific lot footprint and square footage to keep our build costs reasonable:) Krista
